Founded by Kathy Basheva — ARB-registered architect, RIBA member, and RTPI Chartered Planner — Studio Basheva is a boutique practice whose strength lies in combining planning expertise and architectural vision under one roof.
We work closely with private homeowners, developers, and institutions in London, and with expat homeowners and investors across Valencia, Alicante, Xàbia, Calpe and Benissa — where context, climate, and the human experience of space are non-negotiable.

With Kathy a Chartered RTPI Planner, we navigate all 33 London Boroughs and the Home Counties — and, through our Valencia office, Spanish licencia de obras and ayuntamiento procedures across the Comunidad Valenciana — with a 97% success rate.

We begin by understanding you — your brief, your budget, your life. Every project starts with a frank conversation, not a sales pitch.
Concept design developed iteratively with you, followed by the planning application — prepared by an architect who is also a chartered planner.
Technical drawings, specifications, and competitive tendering. Costs are managed rigorously before ground breaks.
Regular site inspections and a rigorous handover — so the building you receive matches the building we designed.
